And as far as the improvements keep in mind maintenance is more important than frills. The bar is nice but if you need a roof things like that have to wait. Since I left home a ways back I'm currently in my 3rd home. I can never go back to renting or downsizing. I have too much stuff lol.

Roof was just replaced though Paul hehe its a 2/1/1 1031 square foot.. attached to the garage is two small workshops.. its a fixer-upper but for what i paid i have to expect that i did just buy a damn $2400 fridge haha
